What our techs actually do on a chiller maintenance visit

A chiller is the most expensive machine in most commercial buildings, and it is usually the one nobody looks at until it quits.

We do chiller maintenance in Salt Lake City and along the Wasatch Front, and this is what a visit looks like:

Megohm readings on the motor, so we can see a winding going bad before it shorts out
Vibration and noise checks, which catch bearing and alignment problems early
Leak checks on the refrigerant circuit
Water flow readings through the evaporator and condenser
Coolant checks and a filter change on the variable speed drives
Capacity control linkage inspection, because that is the part that decides how hard the compressor has to work
Oil samples sent to a lab, since oil tells you what is going on inside a compressor
Condenser coil cleaning, because a dirty coil costs you money in electricity every single month

None of that is fancy. It is close to the same list the manufacturer puts in the manual. The difference is that somebody actually shows up, takes the readings and writes them down, so you can see a trend before it turns into a failure.

Here is why a schedule beats a repair bill. A unit that gets maintained runs cheaper all summer and lasts years longer than one that gets ignored until it dies. Emergency chiller work is the most expensive work there is: overtime, freight on parts, and a building full of people who are too hot while you wait for both.

If your building has a chiller and nobody is on a written schedule for it, that is the thing to fix this month. We wrote our own procedure for it, every tech on the crew is trained on it, and the training is written down, so the next person can pick it up.

We do HVAC, plumbing and refrigeration work, plus chiller service and clean room work. If you want to know what your chiller needs and how often it needs it, call the office and ask. We will tell you straight.
